98 Front Street, an "amenity-driven and wellness-centered" condo in DUMBO is now 50% sold after finishing construction earlier this month. The 10-story concrete structure hosts 165 residences accompanied by amenities that include an indoor saltwater pool and a 7,000-square-foot roof deck that functions as an elevated park for building residents and their guests.
The building was developed by Jeffrey Gershon's Hope Street Capital and shaped by ODA New York, a design firm known for their interesting takes of urban residential living. ODA views cities as fractals -- small units of life operating independently yet bound by a shared community.
"We look to fragment our buildings by creating growing pockets and urban voids which can be orchestrated and programmed to attached communal interactions," ODA founder Eran Chen explained in a 2016 interview with CityRealty. "We always look to increase indoor/outdoor activity by breaking away from the typical extruded big box format our cities are comprised of."
98 Front Street both complements and deviates from DUMBO's industrial vernacular through its minimalist concrete facade and playful cubist form teeming with private outdoor space. Visual interest is amplified through the depth of its indentations, giving the building a strong sense of syncopation and strength.
As its outward appearance suggests, every floor is different resulting in over 100 unique floor plans. “To provide residents with the best living experience, we played with the geometry and layouts to create open floor plans that allow for flexible programming for living, working and entertaining at home, while maximizing the available light, air and outdoor spaces of each residence," says Eran Chen.
While the spires on Billionaires' Row may be a symbol of the city's hubris, extreme wealth disparity, and scarcity of develop-able land, the latest crop of market-rate condos outside of Manhattan serve as an antidote -- providing transit-oriented, environmentally conscious housing on underutilized sites with price points closer in reach to the average New Yorker.
Remaining studios to four bedroom apartments span from 400 to over 2,000 square feet, and are priced from $695,000. As the first new development in Brooklyn to obtain Fannie Mae approval, buyers have the ability to choose any lender nationwide to offer the most attractive interest rates and up to 95% financing.

With the building open for occupancy and closings well underway, the team has provided new photography giving the public the first real look at its tranquil interiors, superior craftsmanship, and full suite of amenities.
